Indoor Air/Mold Analysis

Mold is indoors and outdoors, at work, at home, in the city, in the country, everywhere. Everyone is exposed to some form of mold organisms (biological particles) everyday. The main reason to test for mold is because under certain conditions, indoor mold has the potential to damage property and cause health problems in humans and animals.

Certified Inspection Services, LLC is not in the mold removal business. We do not engage in any mold remediation services. As a certified inspector, I have gone through mold remediation training for the sole purpose of knowing, while performing mold clearance tests, that your remediation work is done correctly or incorrectly.

Certified Inspection Services, LLC is not connected with any third parties on either side of mold issues. I do not benefit from anyone who would attempt to sell you anything or persuade you that mold is either no big deal, or the end of the world.  I will perform a complete mold inspection of your home, business, or rental property designed to identify instances and sources of water intrusion, and to detect mold, per the protocol of IAC2 (International Association of Certified Indoor Air Consultants). My findings, recommendations, conclusions, and color digital photographs are compiled into a complete, easy to read, written report. I utilize the finest moisture detection meters, digital hygrometers, FLIR Thermal Imaging Camera, Allegro Sampling Pump, and Zefon Air-O-Cells (for airborne mold spore samples). I do not perform remediation work. If the mold investigation and mold testing of your property determines that you have a mold problem, I will write a “scope of work” that outlines how the mold should be professionally remediated.  This scope of work can be submitted to companies that specialize in professional mold remediation. After the mold has been properly remediated, I will perform a, post investigation and testing to make sure that:

  • All mold remediation containment chambers are properly constructed and free of dust and debris,
  • All microbial growth is cleaned and/or removed,
  • All building materials associated with the mold problem are dry,
  • There are no current sources of water leaks or intrusion, and
  • Airborne mold spore samples and cross contamination samples collected meet industry guidelines for clearance. 

I can also do a limited scope inspection of areas of concern without a detailed written report, but includes the lab analysis. My service area includes San Diego, Orange, and Riverside Counties.
