My name is Frank Rotte, Certified Professional Inspector®, serving San Diego, Riverside, and Orange Counties. Whether you're buying a new home or commercial property, or selling the one you're in, I will provide you with a thorough inspection, and detailed, easy to read report to aid you in making a confident decision.  I have also been a licensed General Contractor in California since 1986, and a graduate of the Carpenters Union four year apprenticeship program. With my experience and education in building science, I feel that I am more likely to spot areas of concern that might be overlooked by less experienced inspectors. 


Experience and Dedication

I am a member in good standing, and completed a thorough training program with InterNACHI, the largest certified professional home inspector association in the world. All Certified Professional Inspectors®  are required to complete a rigorous continuing education program every year, in addition to the 90 hours of education to become a member initially. As a member of InterNACHI, the International Association of Certified Home Inspectors, I follow a comprehensive Standards of Practice and abide by a strict Code of Ethics which puts my clients' interests first. We also have insurance for general liability, E&O, and negligent liability.  And your inspection is covered by InterNACHI's $10,000 Honor Guarantee. I enjoy helping each client by taking some of the stress out of the home or property buying experience, which is why I inspect each property as if it were for my own family.


My Standard Home Inspection is anything BUT standard

The average home inspection takes  about three to four hours, depending upon the size and condition of the home. I will inspect the visible and accessible structure, systems, and components of the home, inside and out, from the foundation to the roof. (Read the entire list of what I inspect here.)

I encourage you to attend your inspection so that I can describe my process, explain my findings, and point out important maintenance items, especially for issues I discover that aren't serious now, but could be later. I'll also show you where the various shut-off valves and switches are located (which I will also include in your report.). I want you to know your home and be prepared for emergencies, as well as understand the responsibilities of home-ownership.
